Information about vacating Varsity Courts for families and single housing residents


Vacating at end of Lease

Tenants will receive a notice from Housing Services the month beginning of the month that the tenants lease ends. The tenant will be able to renew the lease or vacate at the end of their lease. All information will be stated in the email from Housing Services.

Moving Out

Family housing move-out is at the end of each month year round. Proper vacating notice and final inspection are required. Due to Covid, final inspections will be complete after the tenant has moved out of their unit. Tenants will be required to drop of their keys into the key drop box, located outside of the 400 lounge.

Vacating Prior to end of Lease

The Tenant must fill out a Vacating Notice, that can be found in the  under Forms, to terminate their fixed term lease prior to the leases end date. There will be a contract breaking fee that equals one month’s rent if the Tenant ends the tenancy prior to the end of the tenancy agreement.

If the Tenant needs to terminate their fixed term lease prior to the end of the tenancy agreement, due to one of the following conditions, the contract breaking fee will be waived, provided the Tenant supplies proper documentation along with the Landlord’s Vacating Notice Form:

  • Medical reasons, where the Tenant has provided a medical certificate from their family physician, medical specialist or psychiatrist stating the reasons as to why the Tenant ought not to continue residing in the Premises;
  • Proof of termination of employment with ²ÝÝ®ÎÛÊÓƵµ¼º½
  • Graduated/completed degree, program or research at ²ÝÝ®ÎÛÊÓƵµ¼º½

The Tenant must provide a complete the Vacating Notice Form, on or before the last day of a calendar month to be effective on the last day of the next calendar month.

Parking Permits

The permit holder must go to the Campus Service Centre with their UCID card or government issued photo ID and return the physical parking permit. The permit holder will be charged the monthly fee until the date of expiry if the permit is not returned.

If the permit is returned:
• within the first 3 business days of the month -  No charge for the month
• by the 15th of the month – ½ month charge
• after the 15th – Full  month charge

Moving Out

Single student move-out is at the end of their residence agreement. Tenants will be required to return their keys to the Campus Service Centre or drop their keys into the key drop box, located outside of the 400 lounge.

Vacating Prior to end of Residence Agreement

Residents are required to complete the residence agreement and if they decide to move out early, they will be responsible for the entire contract unless they are leaving for one of the following reasons:

  • Co-op/Practicum/Study abroad
  • Voluntary withdrawal from ²ÝÝ®ÎÛÊÓƵµ¼º½
  • Required withdrawal from ²ÝÝ®ÎÛÊÓƵµ¼º½
  • Graduated from ²ÝÝ®ÎÛÊÓƵµ¼º½
  • Medical

You must fill out a vacating notice request form. This can be found in your  under Forms.
